Downing Square Broadway Initiative
The Downing Square Broadway Initiative (DSBI) is HCA’s newest property, which was completed early in 2022. It provides 48 total apartments, which are split among three buildings on two sites. There are 17 one-bedroom units, 24 two-bedroom units and 7 three-bedroom units, as well as 2,500 square feet of space occupied by the Arlington EATS Market. Sixteen of the apartments serve extremely-low-income (ELI) households earning up to 30% of the area median income (AMI), including five apartments set aside for families coming out of homelessness. Those households will receive subsidies and services from the Somerville Homeless Coalition. The remaining 32 units are affordable to households earning up to 60% of the AMI. All units will be affordable in perpetuity.
112 and 114 Lowell Street (formerly 19R Park Ave)
HCA purchased the one-acre parcel at 19R Park Ave in Arlington in August, 2016. Today the addresses located there are 112 Lowell Street, a three-story walk-up building at the intersection of Lowell Street and Park Avenue, and 114 Lowell Street, a four-story elevator building located at the rear of the property, backing up to the Minuteman Commuter Bikeway.
112 Lowell includes 6 two-bedroom units. 114 Lowell includes 15 one-bedroom units, 8 two-bedroom units, and 5 three-bedroom units. The property includes laundry, parking, interior bike storage, and an exterior bike rack.
Residents of the site can access to the bikeway that runs behind the property, and MBTA buses on Massachusetts Avenue that connect Arlington to Cambridge and the MBTA Red Line subway.
The 117 Broadway site was purchased in September, 2014. It is a four-story elevator building that includes ground floor retail space for Arlington EATS Market (formerly Arlington Food Pantry) and three floors of residential units.
117 Broadway includes 2 one-bedroom units; 10 two-bedroom units, and 2 three-bedroom units. One of the two-bedroom units is accessible. The new building has 17 parking spaces accessible from Everett Street. The back of the site overlooks Lussiano Field and the Thompson School. This property has access to a variety of MBTA bus lines on Broadway and Massachusetts Avenue.
