Seeking Real Estate Asset Manager or Asset Management Coordinator

Summer/Fall 2025

Housing Corporation of Arlington (HCA) is a 39-year old nonprofit community development corporation with a mission to provide affordable, stable housing and empower residents in order to build a more supportive and equitable community.

HCA owns and operates a growing portfolio of 149 affordable rental housing units in Arlington, provides social services for our tenants and other low-income families to help them remain stable and housed, and engages HCA tenants and others in Arlington, in order to bring low-income families’ voice and influence to issues they care about.

HCA’s portfolio includes a 32-unit Low Income Housing Tax Credit (LIHTC) property purchased and renovated in 2012, a 48-unit new construction LIHTC project completed in 2022, and 69 units of scattered site properties ranging from 2 to 9 units. HCA’s portfolio is managed by a third-party property management firm, with HCA staff oversight. HCA also maintains a strong working relationship with the Town of Arlington.

HCA is growing. We are poised to acquire 59 residential units in fall 2025. Our 43-unit affordable Passive House development at 10 Sunnyside Ave will start construction in fall 2025 with expected completion in 2027. Staff are also developing a comprehensive renovation and refinancing plan for our older properties to fund much needed capital improvements, including deep energy retrofits.

The Asset Manager or Asset Management Coordinator (AM/AMC) is a new position at HCA, providing an opportunity for the right candidate to help shape the role. For distinction: the Asset Manager role requires deeper experience and leadership. The Asset Manager Coordinator role requires strong organizational skills and a commitment to grow in the affordable housing field.

About the Position:

The AM/AMC will support the financial and physical health of HCA’s growing affordable housing portfolio and help ensure its long-term performance for generations of tenants.  The AM/AMC will coordinate with HCA’s 3rd-party property management firm – and also at times with HCA’s real estate, finance, and social service staff – to support oversight of property budgets, property maintenance, lender reporting, lender and investor compliance, and capital improvement projects.

This is a full-time, exempt position. The AM/AMC will report to the Executive Director.

Responsibilities:

  • Work with property management to develop annual property budgets; analyze monthly property financial statements and work with property management to address concerns.
  • Monitor and ensure receipt of cash flow, fees, and incentives due to HCA from each property.
  • Provide oversight to the property management firm to track and ensure follow up on maintenance work orders, vacancies and lease up/turnover, rental arrearages, and rental assistance applications.
  • Help develop and oversee proper implementation of HCA property management policies.
  • Serve as point person for portfolio lenders and funders and support proper reporting and oversight as per agreements with property investors and lenders, and public funding partners.
  • Maintain updated schedules of portfolio loans and grants.
  • Coordinate with the Real Estate Project Manager to develop long-term capital improvements plans, including strategies to reduce emissions and energy use throughout the portfolio.
  • Coordinate and direct property management firm to implement selected capital improvements.
  • Provide portfolio summary reports to HCA’s Executive Director, Real Estate Project Manager, Finance Committee, and at times, Board of Directors.
  • Oversee annual property insurance renewals, and coordinate with property management on any real estate insurance claims for properties
  • Serve as the point person for HCA’s commercial tenants. Oversee commercial lease renewals and the resolution of requests from commercial tenants (3 commercial tenants expected by 2027).
  • Develop and implement a system to measure the performance of HCA’s third party property management firm.
  • Support the Director of Finance on property-related accounting questions as needed, including during the annual audit process and account reconciliations.
  • Coordinate with HCA’s Social Service Manager and Civic Engagement Coordinator to support stable tenancies as appropriate for HCA tenants.
  • Other responsibilities as may emerge.

The Asset Manager or Coordinator will also attend the meetings of the Finance and Real Estate Committees, and support day-of implementation of organizational wide efforts with the rest of the staff, such as HCA’s annual Walk for Affordable Housing and the Annual Meeting.

Additional Qualifications For Asset Manager:

  • At least 3 years of professional experience in affordable housing development, real estate finance, property management and/or asset management.
  • Experience working in affordable housing, on LIHTC projects, including on tax credit project lease up.
  • Undergraduate or graduate degree in real estate, urban planning, or related field is a plus.
  • Experience and knowledge in real estate budgeting and in the accounting principles of property and asset management.
  • Experience with real estate energy efficiency and decarbonization strategies.
  • Experience in building construction/building systems/capital projects preferred.
  • Excellent analytical and software skills, particularly with Excel.

Additional Qualifications For Asset Management Coordinator:

  • 1-2 years in real estate finance, property management and/or real estate asset management; or an undergraduate or graduate degree in real estate, urban planning, or related field.
  • Professional or educational experience in affordable housing preferred, specifically with LIHTC projects.
  • Proficiency with Microsoft Office, particularly with Excel.
  • Strong mathematical skills.
  • Ability to read financial reports and statements, and prepare and manage a budget.
  • Familiarity with building energy efficiency and decarbonization strategies preferred.
  • Familiarity with building construction/building systems/capital projects preferred.

Work Schedule: This is a full-time position of 40 hours a week. HCA operates under a hybrid schedule, with full-time employees required to work from our East Arlington office at least 3 days per week. Very occasional evening meetings or a weekend event may be required. Employees may set their own work hours, as long as they are generally working during HCA’s core hours of Monday through Friday, 10 am – 3 pm.

Compensation:

For Asset Manager: $75,000 – $90,000, depending on experience and skills, with up to $95,000 for an exceptional candidate.

For Asset Management Coordinator: $60,000 – $75,000 annual salary depending on experience and skills.
